The landlord can terminate the lease to move in himself, or an immediate family member (child or parent).

I do not know why they don't just say that, but that is what they are talking about.

I am on the buy side, but I have a terrible agent that has lost two houses for us and is about to lose a third a day before closing. She is also with Coldwell Banker. I am in the Pittsburgh Market, which hasnt been hit too hard my the bubble because of the already low cost of living. What is causing the problems is my agents lack of knowledge on loan types, knows nothing about taxes, doesnt do whats right for us, does whats right for her. I would like to file a complaint / legal if possible, but cant even find a venue to do that....but anyway.

You can definitely change agents if you feel yours is not representing you in a manner that is best for you. Its your money, its your commission to pay, so it can go to the agent you want.

Your Realtor is probably a reflection of the office. I'd recommend requesting to cancel the contract and getting a new realtor and company completely.

Hard to say but realistically your home only being on the market for a month and one showing is not uncommon in this market especially when you do not have foreclosure or short sale in your listing, that are just the facts at this time. It’s a buyer’s market people want a deal and not a fair deal the want a foreclosure or short sale anything else is a long shot

Start with the agent first, see if you can get them to sit down with you this week and adequately explain the marketing plan and what they are doing, if you do not get the response you like within the week then seek to talk to the broker, then the broker taking everything into account including if your house is realistically priced you may get the result you seek or you may need to go another agency

I found this here http://dpr.delaware.gov/boards/realestateappraisers/faqs.shtml

Question: How do I apply for a trainee license?

Answer:

   1. Applications may be obtained from this website or by contacting the Council's office.
   2. The applicant must have completed 75 hours of qualifying education before submitting their application for Council approval. Photocopies of certificates of completion for qualifying education courses must be submitted with the application form.
   3. A sponsor (supervisor of trainee) must complete a Verification of Appraiser Trainee form stating that he/she will be supervising the trainee. This form is part of the application.
   4. There is no experience or examination requirement.

Question: How do I apply to sit for a licensed real property appraiser, certified residential or certified general examinations? How do I apply to upgrade to a licensed real property appraiser, certified residential or certified general status?

Answer:

   1. Applications for a licensed real property appraiser, certified residential or certified general status may be obtained from this website or by contacting the Council's Office. Education and experience requirements are distributed by the Council as part of the application packet and may also be obtained via this web site Informational Supplement to Regulations.
   2. The completed application must be submitted to the Council's office along with photocopies of certificates of completion verifying that the qualifying education requirements have been met.
   3. The applicant must submit the required pro-rated fee. See Fee Schedule.
   4. The applicant must also submit a photocopy of his or her Experience Log
      for Council review and approval.
   5. The Council will review the application and supporting documentation at its meeting and determine whether the applicant qualifies to sit for the examination. If approval is granted, the applicant will be advised and provided with the necessary forms to contact the examination service.
   6. When official verification of successful completion of the exam is received from the exam service, the Council will review the application and the report of grade for approval of the new license.
   7. Following approval of the license, the license will be issued.
